HESSTON — KSI Realty and Insurance, based in Moundridge, recently opened a second location in Hesston to allow room for growth as it looks to hire new real estate and insurance agents in the near future.
The new office is located at 709 E. Lincoln Blvd., Suite 200, in Hesston.
Keith Schrag said his father started the agency to sell insurance in 1985. The business added realty to its services in 2012.
Schrag's daughter, Rachel Burge, works as a realtor and also co-owns Studio 400 in Hesston. She said they chose their new location because she saw how much foot traffic it received from surrounding businesses.
"We have kind of maximized our location in Moundridge," Burge said. "We needed a second location."
Burge explained the new office will aid KSI Realty and Insurance in its goal of having 20 agents working to serve clients.
"My idea is to have high-top tables and have an agent hub so they can do what they need to do and then be on their way," Burge said.
KSI Realty and Insurance is part of three multiple listing service systems based in Salina, Wichita and the mid-Kansas regions. Being part of several multiple listing services allows prospective home buyers to see what properties are available within an easy commute, Schrag explained.
"The value of having us list your house is that relationship with the agents in McPherson, Hutchinson, Salina, Wichita, all the way to Oklahoma," Schrag said.
Burge and Schrag agreed they want to offer insurance and realty services to anyone along the Interstate 35 corridor, from Salina to the Oklahoma border.
"We're hoping to get further into Wichita and beyond," Burge said.
KSI Realty and Insurance offers several listing options, including one that adds painting, repair and staging services, which can help a house sell more quickly.
"A lot of times, we're dealing with people who have had a death, divorce or job loss," Burge said. "They don't have the funds to do what we're telling them to do. ... We've found (the houses) don't sit for six months if we go ahead and do the work up front."
That work can include anything from hauling in loads of dirt to cleaning toilets.
"I dress to get dirty every day," Schrag said.
"He cares less about getting money off the sale and more about taking care of the people themselves," Burge said. "If we have to do certain things to make the transaction work, we're going to do it."
KSI Realty and Insurance also has an option for attorneys, property managers and builders to place listings for a reduced commission.
While realty takes up a large share of its time, the KSI team knows that insurance is also a necessity for its clients.
"Our growth in insurance has been between 30 and 40 percent each year and that's huge," Burge said. "That's because we're out there as real estate agents. ... Part of our job is to get them an insurance quote and, often, we win the quote."
Schrag said he has constantly adjusted his business model over the years to get KSI Realty and Insurance to the point the business is at today.
"It's a matter of believing in yourself and your products," Schrag said. "You'll find you make money at what you work at."
